TPO, Foam, or Coating? Choosing a Commercial Roof System in the Desert

Flat roofs dominate Arizona commercial buildings, and the desert is hard on all of them: intense UV, 40-degree daily temperature swings that work every seam, and monsoon rain that tests every low spot. The right system depends less on brand names and more on three questions: what the building does, what condition the existing roof is in, and how long you plan to hold the property.

Single-ply membrane (TPO, PVC, EPDM)

Factory-made sheets welded or adhered over insulation. White TPO and PVC reflect desert sun and cut cooling loads, which matters on big boxes and offices. Straightforward to repair, well understood by inspectors and lenders. The default for new construction and full replacement on most property types.

Spray polyurethane foam (SPF)

Foam applied directly to the deck, then protected with an elastomeric or silicone coating. Seamless, self-flashing around penetrations, and adds real insulation value, a serious advantage when the roof is covered with HVAC equipment. Foam needs a disciplined recoat schedule. Recoated on time, it is one of the longest-lived systems in the desert.

Built-up and modified bitumen

The traditional multi-layer systems. Heavy, durable, and proven, often the right call for roofs with heavy foot traffic or equipment service. Dark surfaces run hot in Arizona unless finished with a reflective cap or coating.

Coatings and restoration

If the existing roof is structurally sound, a silicone or elastomeric coating can add 10 to 20 years of service for a fraction of replacement cost, with no tear-off, no landfill, and minimal disruption to tenants. The honest answer many owners do not hear enough: sometimes you do not need a new roof. You need your existing roof restored and put on a maintenance schedule.

The hold-period question

Selling or repositioning soon: restoration and coatings protect the asset and the transaction. Holding long term: invest in the full system with the warranty, and pair it with scheduled inspections so small repairs stay small. Either way, the cheapest roof decision is the one made before the leak.
